  • How much can I earn with my Property?

    Thanks to the market analysis developed by our revenue management team, you can have a forecast of your annual earnings.

    We work with over 170 online and offline distribution channels and list your property on the highest possible number of channels (which vary based on destination, accommodation type, and seasonality) to give it maximum visibility.

    In addition to short-term rentals, you can choose to host medium/monthly-term stays (bookings from one month up to 18 months) to optimize your property’s occupancy as much as possible and reduce management costs.

  • What are the costs for management?

    Our model provides that, for rentals less than 30 days, the owner receives the total price applied for each occupied night (excluding any costs from third-party channels like Booking.com, Airbnb, Expedia), retaining a percentage + VAT as commissions that will be proposed by the local manager.

    For rentals longer than 30 days, we will define a net rental fee, including condominium and ancillary expenses, above which our commission will be invoiced separately to the tenant.

  • Can I use my property during the management contract?

    Certainly, unlike a traditional rental, with short-term rentals you will have the opportunity to use your property for a few days/weeks per year in agreement with the manager.

  • When do I receive my earnings?

    You will receive your earnings monthly.

  • Can I monitor the profitability of my property?

    Thanks to the owner area that will be provided, you can see your property’s occupancy in real-time, view your earnings statement, and download monthly reports with details of your earnings.

  • How long does the management contract last?

    It usually lasts 1 year and provides for automatic renewal unless there is a cancellation from your side.

  • What does complete management include?

    Complete management includes guest reception, cleaning after each stay, routine maintenance and, with your consent, extraordinary maintenance as well. It also includes fiscal, bureaucratic, and administrative management.

  • Are there initial costs?

    Usually, there is an entry fee that covers initial bureaucratic requirements, the photo book, and some details to make the property more appealing on the market.

  • What advantages do I have as the Property Owner?
    • WORRY-FREE management and optimization of the apartment’s profitability.
    • Total management of the apartment from an operational and bureaucratic point of view (cleaning, laundry, check-in, check-out, routine maintenance, bureaucratic requirements, paperworks).
    • Supervision of the property, through regular inspections at check-out. Moreover, considering that tourists staying for short periods tend not to use the kitchen, the overall wear and tear of the house is reduced.
    • You avoid the risk of the classic unreliable tenant who doesn’t pay (current default rate of 24%) with short-term rentals you are always paid before or at the end of the service provided and you have a guarantee of earning.
    • Thanks to Revenue Management, you always have aligned market prices and avoid leaving profitability locked at low rates that year after year are no longer in line with the market.
    • You retain ownership of the house in the sense that by closing availability you can make direct use of it and therefore family vacations or the weeks you choose from the calendar.
    • You give more value to the asset (in case it can also be sold) because you can sell an asset that has demonstrable and recurring earnings, adding the value of goodwill to the value of the house.
    • You will have access where you can see the calendar with month-to-month occupancy, the channels (booking.com, airbnb etc.) where your property is advertised, and download monthly reports where you can see the details of your earnings.
    • Income already net of taxes! The property manager, in fact, acts as a withholding agent and pays the flat tax on behalf of the owner (if it’s an individual) every month. The earnings that the owner will receive, therefore, will already be net of all costs and taxes.

  • How does taxation work in case of Short-Term Rental?

    Thanks to our model, and our partners, the flat tax is calculated net of various costs (property manager management, cleaning, and booking services).

  • How does it work in case of damage to the Property?

    Usually, at the time of booking, a deposit is requested and a contract is signed by the guest (with OTP signature which has legal validity) where damage predetermination is indicated.

    At check-out, the property manager checks the apartment and ensures there are no damages.

    In case of damages, the corresponding amount is deducted from the deposit or charged to the credit card provided as a guarantee.

  • Who takes care of all the Bureaucratic Requirements?

    Once the management contract is signed, the property manager will take care of various bureaucratic procedures.
